🏡 MONTHLY RENT – TERMS & CONDITIONS
Applies to stays of 28 nights or more.
1. Full Payment in Advance

The total monthly rental fee must be paid in full prior to the stay to confirm the reservation.

All payments are non-refundable and cannot be rescheduled or transferred.

No refunds will be provided for early departure, shortened stay, or late arrival.
2. Security Deposit (Cash Only)
-
A cash security deposit of IDR 5,500,000 is required upon arrival.
-
It will be refunded in full at the end of your stay, after the property has been inspected.
-
Any loss, damage, or missing items will be deducted from the deposit.
-
If repair or replacement costs exceed the deposit amount, the balance must be paid before departure.
3. Utilities and Usage

Reasonable use of electricity, water, and internet is included in the monthly rate.
-
Excessive usage may result in additional charges based on meter readings.
-
Any bills or fees from misuse or negligence will be charged to the guest.
-
For Villa Lunamar: the heated plunge pool is not included in this rate.
If you would like the water to be heated, an additional IDR 120,000 per use applies.
The water will start warming at 6:00 PM and reach hot temperature from 7:00 PM to 10:00 PM.
Please request this before 3:00 PM, as the heating system must be turned on in advance.
4. Housekeeping

For eco-friendly reasons, housekeeping service is provided every 3 days.

During each housekeeping visit, bed linens and towels will also be refreshed.

Fresh towels are provided upon arrival and are intended to last until your next scheduled cleaning.

For example: if you check in on January 1, your next housekeeping service will be on January 4 .

Trash will be collected daily.
-
Housekeeping outside of cleaning schedule can be arranged with an additional fee per session.

1 Galon (19L) of mineral water will be provided upon arrival only, refill is available at additional fee.

Toiletries is not provided, please bring your own.
5. No Pets Allowed

Pets are not permitted at the property under any circumstances.

Bringing pets will result in a penalty of IDR 15,000,000 and may lead to immediate termination of stay without refund.
6. No Parties or Events
-
Quiet hours: 11:00 p.m. – 6:00 a.m. The property is strictly for residential use.
-
Parties, events, or gatherings are not allowed.
-
Violation may result in fines and early termination of your stay with no refund.
7. No Modification of Interior
-
Furniture, artwork, decorations, and fixtures may not be moved, altered, or removed.
-
Any unauthorized changes or resulting damage will be charged to the guest.
8. Property Responsibility

Guests must maintain cleanliness and take care of all facilities and equipment during their stay.
-
Any damage caused by negligence will be subject to repair or replacement charges.
Please report any issues as soon as possible to avoid further damage.
9. Check-in and Check-out

Check-in: From 3:00 PM
-
Check-out: By 12:00 PM (noon)
Early check-in or late check-out is subject to availability and may incur additional charges.
10. Violation and Termination

We reserve the right to cancel or terminate the stay if any of the above terms are violated.

In such cases, the full rental amount and security deposit may be forfeited.
11. Acceptance of Terms

These terms and conditions are considered accepted upon confirmation and payment.
-
They apply throughout the entire stay and are non-negotiable once the stay begins.
